1.  Purchasing properties in lower-middle or middle income areas with positive economic and demographic trends.

2.  Performing cosmetic renovations within a 4-8 week period. We target properties with “solid bones” and a desirable floor plan, and hence don’t require extensive structural repairs or modifications.

3.  Refinance properties post renovation to recoup capital investment in order to maintain sufficient liquidity or purchase additional properties.

4.  Renting properties for a period of 3-7 years and build equity through capital appreciation and mortgage paydown.

5.  Selling properties after minor repairs, painting, and professional staging to maximize returns.
