Axum Real Estate Group (AREG) strives to produce predictable returns and long-term stakeholder value. In order to reach this objective, the company follows a disciplined investment strategy based on its core principle of low-risk value investing.
Strategy
1. Purchasing single family and small multifamily properties in lower-middle or middle income areas with positive economic and demographic trends.
2. Performing cosmetic renovations within a 4-8 week period. We target properties with “solid bones” and a desirable floor plan, and hence don’t require extensive structural repairs or modifications.
3. Refinance properties post renovation to recoup capital investment in order to maintain sufficient liquidity or purchase additional properties.
4. Renting properties for a period of 3-7 years and build equity through capital appreciation and mortgage paydown.
5. Selling properties after minor repairs, painting, and professional staging to maximize returns.

Our corporate policy dictates that Principal (i.e. Directors & Officers) investors have as much or more funds invested in AREG as non-principal investors at all times. Our minimum 50/50 ratio policy between principal and non-principal investors helps to align the interests of stakeholders.

Eligibility
We offer joint venture opportunities through the private issuer exemption in Ontario, Canada. The following individuals are eligible:

certain immediate family members of Axum directors (or of a spouse of these persons).

close personal friends or close business associates of Axum directors.

accredited investors:

individuals who, alone or together with a spouse, own financial assets worth more than $1,000,000 (before taxes but net of related liabilities);

individuals who, alone or together with a spouse, have net assets of at least $5,000,000;

individuals whose net income before taxes exceeded $200,000, or $300,000 combined with a spouse, in both of the last two years and who expect to maintain at least the same level of income in the current year; and
-
companies with net assets of at least $5,000,000.
